What we collect

We collect information you give us directly through the contact form: your name, company, email address, phone number, the property address, the service you are asking about, and anything you write in the details field.

Our web server keeps standard access logs, which include IP address, browser type, pages requested, and the time of the request. These are used to keep the site running and secure.

If you subscribe to our newsletter, we collect the email address you provide.

How we use it

Newsletter and auction announcements

If you subscribe, we use your email address to send announcements about upcoming auctions, new listings, and market updates. We collect only your email address for this purpose.

You may unsubscribe at any time using the link at the bottom of any message, or by replying to ask us to remove you. We act on unsubscribe requests promptly and keep a record of the address only to make sure we do not email it again.

We do not add people to the mailing list because they contacted us about an assignment. Subscribing is a separate choice you make yourself.

We do not sell your information, and we do not use it to send marketing you did not ask for.

Who we share it with

We share information only where it is necessary to do the work or where the law requires it — for example with a title company coordinating a closing, with a client's attorney or lender when you have asked us to, or in response to a court order or regulatory request.

We use service providers to host the site and deliver email. They process information on our behalf and are not permitted to use it for their own purposes.

Cookies and visitor statistics

This website does not set advertising or analytics cookies.

We count visits with our own statistics system, which runs on our server and is not shared with any advertising or analytics company. It records the pages viewed, how long each page was on screen and how far down it was scrolled, the site or link that brought you here, whether you are on a phone, tablet, or computer, and which buttons and links were clicked (for example, downloading an auction's property package). It does not store your IP address or your name. Visits on the same day are grouped using a random code that cannot be traced back to you and is replaced every day. A temporary code is kept in your browser tab to group the pages of one visit; it is deleted when the tab is closed.

Fonts are loaded from Google Fonts, which receives your IP address as part of delivering them. Auction pages include an embedded Google map; Google may set its own cookies when the map loads, under Google's privacy policy.

How long we keep it

Inquiries that do not become assignments are retained for as long as needed to respond to you and for our ordinary business records. Visitor statistics are deleted after about thirteen months. Appraisal workfiles are retained for at least five years after preparation, or two years after final disposition of any judicial proceeding in which the appraisal was testimony, as required by USPAP.

Your choices

You may ask us what information we hold about you, ask us to correct it, or ask us to delete it. We will honor deletion requests except where a record must be kept under appraisal, brokerage, or tax law. Contact us using the details below.

Security

The site is served over an encrypted connection, and form submissions are transmitted encrypted. No method of transmission or storage is completely secure, so please do not send sensitive personal information such as Social Security or account numbers through the contact form.

Children

This site is intended for business use and is not directed to children under 13. We do not knowingly collect information from children.

We will post any changes to this policy on this page and update the date above.
